CHICAGO TOWNHOMES DESIGN PROJECT

This individual design project was a part of the ‘Visualization and Geospatial Analysis’ class in the Department of Urban Planning and Policy. The most important goal was to fit the project into the already existing urban environment of the area while observing all the existing contemporary principles of high-quality urban development.

The area of interest is in the Near North Side of Chicago and takes 2.15 acres of inner-city infill site. Future development is located between W Oak Street, Brown/Purple ‘L’ train lines, and Walter Payton College Preparatory High School (its parking lot).

During the project development, I saw these buildings as ideal residences for renters searching for a comfortable living experience close to downtown Chicago with sustainable and quiet living in mind. In these townhomes, there are many green spaces with natural landscaping perfect for lounging, working outside, or recreation.

Parking lots are located a few steps outside the main recreation area, so everyone can feel safe living with a concept ‘courtyard without cars’.

Since sustainability and environmental planning were important factors in the planning process, buildings combine state-of-the-art energy-efficient construction from energy-saving materials, appliances, and lighting with commercially available renewable energy systems, such as solar water heating and solar electricity.

Most of the roofs have solar panels and are able to provide electricity to renters. Some parking spots have changing stations for e-vehicles
Mixed development allows to locate businesses on the first floor and creates access to it for people

A very important urban design goal of this exercise was to make sure that this development fits well with the existing environment, so final renders include placement of the designed neighborhood to the real location.
